Design-Build Delivery for Commercial and Residential Projects

Design-build puts drawings and construction under one accountable party. That removes the most common source of change orders: a design nobody priced until it was too late to change. One design build contractor holding both halves removes the gap where a contractor blames the drawings and a designer blames the build.

What this covers

  • Single-contract delivery
  • Early cost modelling
  • Constructability review
  • Permit and construction under one team
  • Guaranteed line-item budgets

How we run it

  1. 01

  2. 02

    Design to budget

Cost model updated at every design milestone.

  3. 03

    Permit

Approvals pursued while long-lead procurement starts.

  4. 04

    Build

One team, one schedule, one line-item budget.

Questions people ask before hiring

Is design-build cheaper than design-bid-build?

Not always cheaper on paper, but usually cheaper in outcome. Design-bid-build can produce a sharper hard bid when scope is fully defined. Design-build tends to compress schedule and reduce the change orders that come from drawing gaps.

Which delivery method should I use?

We advise on delivery during feasibility rather than defaulting to one. Fully defined scope with no schedule pressure favours design-bid-build. Speed, complexity or an occupied building favours design-build.
