Why jurisdiction matters more than distance

Two properties a mile apart can sit under completely different rules. One is reviewed by a city building department with its own ADU standards, the other by the county, with a fire district and a hillside ordinance layered on top. The drawings that sail through one counter get three rounds of corrections at the other. Knowing which set applies to your address, before design starts, is usually worth more than any stylistic decision made later.

That is why we keep this list short. We work daily in these markets, from offices in Santa Monica and Fullerton, so we can tell you how a specific counter behaves rather than repeating what the state code says. If your property sits outside these four areas we will still look at it, but we will say plainly how much local knowledge we are bringing and how much we will need to establish.

Practically, local knowledge shows up in three places. It shows up in the schedule, because we know which departments run a real four week plan check and which quietly run twelve. It shows up in the budget, because school, sewer and water district fees differ by tens of thousands of dollars between neighbouring cities and belong in the first number you see, not the last. And it shows up in the drawings themselves, since a set prepared for the way a particular counter reads the code comes back with fewer corrections, and every correction cycle is weeks of carrying cost on a project that is not yet earning anything.
