Why this project type is complex
Occupied tenant improvements are a logistics problem more than a construction problem. The building keeps running, mechanical work is noisy, and long-lead equipment does not care about the permit calendar. Phasing and procurement decided this project long before anyone picked finishes.
The challenge
The tenant could not vacate, and the mechanical system needed reconfiguring across both floors.
What we did
Work was split into four phases with off-hours windows for noisy and mechanical work, long-lead equipment ordered before permit issuance, and a weekly cost and schedule report published to the owner.
The outcome
Delivered without a day of lost operation and without a change order for scope discovered in the field.
