Can you handle entitlements without doing the construction?

Yes. Many clients engage entitlements only, and keep the approval package to use with their own design or construction team. Others keep us through delivery because the conditions of approval are cheaper to manage with the team that negotiated them.

How long do entitlements take in Los Angeles?

A ministerial approval can be weeks. A discretionary approval with hearings and environmental review is usually measured in many months. The honest answer for a specific site comes out of a feasibility review, not a general rule.
