Multifamily, Apartment and Townhouse Development in Southern California

Multifamily projects fail on three things: yield that was assumed rather than tested, an approval route nobody mapped, and construction cost that arrived after the pro forma was fixed. We work the same sequence in reverse, testing yield, approvals and cost together before the design is locked.

What this covers

  • Apartment and townhouse projects
  • Small-lot and SB 9 development
  • Density bonus and state law overlays
  • Unit mix and yield studies
  • Preconstruction cost modelling
  • Construction and owner reporting

How we run it

  1. 01

    Feasibility

Zoning capacity, yield, cost and approval route tested together.

  2. 02

    Site planning

Unit mix, parking, circulation and open space resolved on the real lot.

  3. 03

    Entitlements

Approval strategy pursued with the conditions carried into design.

  4. 04

    Delivery

Preconstruction, then construction with line-item cost and schedule reporting.

Questions people ask before hiring

How many units can I build on my site?

Base zoning is only the start. State density law, applicable overlays, parking requirements, open space, fire access and buildable area after setbacks all move the real answer. A yield study tests options on your actual lot rather than quoting the code table.

Do you work with investors and developers as well as owners?

Yes. Development work is regularly structured as feasibility first, then entitlement strategy, then preconstruction and owner's representation or construction management through delivery.
