Tenant improvement budgets fail for a predictable reason: the deal is negotiated on rent and allowance, and the building’s actual condition is examined afterwards. Reversing that order is the highest-return hour in commercial real estate.

Typical ranges by use
Standard office fit-out commonly runs roughly $80 to $160 per square foot. Creative office with exposed systems runs higher. Medical and dental typically run roughly $180 to $350. Retail varies enormously with brand standard. Restaurant work commonly runs $250 to $600 depending on whether you inherit a usable kitchen.
The three conditions that decide your number
Before finishes, before layout, before anything a designer shows you, these decide the budget.
- Occupancy classification. Changing it triggers exiting, ventilation and sometimes structural work. This is the largest hidden cost in the category.
- Base building capacity. Existing HVAC tonnage, electrical service and restroom fixture counts either support your headcount or they do not.
- Accessibility. Permitted work above a value threshold can require path-of-travel upgrades outside your suite entirely, and the lease decides who funds them.
Read the work letter as a budget document
An allowance quoted per square foot means little without knowing what it is measured against, when it is paid, what it excludes, and who owns the improvements at lease end.
