Restaurant openings rarely slip because of construction speed. They slip because health review, a utility upgrade or a hood shaft was discovered late and had to be solved in series rather than in parallel.

The realistic sequence
Site and base building review, then layout, then simultaneous health and building plan check, then any conditional use or alcohol process, then construction, then inspections and health sign-off. Permitting typically runs 3 to 6 months when those overlap properly, and construction 4 to 7 months.
Four long-lead items to start immediately
Each of these can add months if it starts when construction starts.
- Grease interceptor sizing and location, particularly where the existing sewer connection is shallow.
- Hood exhaust routing to the roof, which is a landlord and structural question as much as a mechanical one.
- Electrical service upgrade, which follows the utility’s own schedule and does not respond to urgency.
- Conditional use or alcohol licensing, which runs on hearing calendars that cannot be compressed.
Taking over an existing restaurant space
A working hood, an adequately sized interceptor and sufficient electrical service can save several hundred thousand dollars against a cold shell. Verify all three before signing rather than after. We inspect them as part of a pre-lease review.
